Subcontractor Selection

Subcontractor Selection Services

If you’re planning a commercial construction project, finding skilled professionals who can perform the work can be a hassle. At Alta Construction, we can find subcontractors for you in California, New York and the other states we serve with our expert subcontractor selection services.

What Are Subcontractor Services?

Subcontractor selection occurs during the preconstruction phase. Once you have a design ready, it’s time to find people with the training, skill and qualifications necessary to make it happen, but knowing how to find good subcontractors can be harder than it sounds.

Quality varies depending on who you use, and the more people you’re balancing on a job site, the greater the risk for injuries and mistakes. Professional subcontracting services eliminate these challenges by placing all the sourcing, vetting and management under an experienced team with a thorough subcontractor selection process.

Common FAQ’s When Selecting A Subcontractor:

What Are the Typical Methods for Bids?

You have a few options for collecting bids and making the right decision for contract work. Each subcontractor bidding method can yield solid results, but the best route for your needs may depend on how many applicants you’re willing to consider and the scale of the project you have in mind.

1. Open Bidding

Open bidding or open tendering means you’ll accept bids on projects from anyone. This strategy can help you receive a large number of applicants for a building project to find a contractor willing to compete for the work.

This strategy is a common bidding method for projects where a government entity is involved in the selection process. Open bidding gives you leverage to keep compensation rates low. Multiple parties with an interest in the job may be willing to accept less money to secure the opportunity.

2. Negotiated Bidding

You might choose a negotiated bidding approach when you have a clear vision of who you’d like to complete the work. Negotiated bidding involves reaching out to one contractor and seeing what they would accept to complete a specialized project. This option is a non-competitive bidding strategy for which a subcontractor’s experience level matters more than securing the lowest pay rate.

3. Selective Bidding

Selective bidding offers the most significant advantages of open and negotiated methods. Here, you create your own pool of applicants from which you’d like to hear bids. Determine which subcontractors you feel would be right for a specific project and see which team will take on the work for the best price.

4. Serial Bidding

This approach to bidding is practical when you hope to complete multiple projects similar in scale over months or years at a time. Rather than asking for bids repeatedly after one project concludes, you can solidify a contractor who might be interested in taking on several jobs.

Serial bidding makes sense when you plan to build structures that share most of the same features — like a group of office buildings, fitness centers, coffee shops or retail stores.

Why Are Subcontractor Agreements Important?

Subcontractor agreements are valuable when a company separate from the entity designing a structure will construct the building. General contractors use subcontractor agreements to perform specific construction tasks while protecting themselves from liabilities.

General contractors establish a set of rules, compensation rates, project timelines and other expectations they have for subcontractors. If the subcontractor violates the terms of their agreement, the party taking on the work is at risk of termination.

These agreements are legally binding and protect general contractors and subcontractors. General contractors have the right to hire another party if the subcontractor refuses to follow set guidelines. Additionally, subcontractors can take legal action if a general contractor attempts to underpay them.

Are Subcontractors Considered Employees?

Subcontractors differ from employees. Contractors hire subcontractors to complete individual projects. The work subcontractors perform is typically short-term, and an individual or group could work for the contracting party once.

The biggest differentiating factor between subcontractors and employees is that subcontractors are self-employed. These individuals are responsible for keeping track of their income and self-employment taxes.
